Apple leases 126,000-square-foot office building in Sunnyvale

After an intense real estate push across the South Bay in 2025, Apple is once again expanding its footprint in Sunnyvale. Here are the details.

As spotted by The Mercury News (via AppleInsider), Apple has agreed to lease a 125,800-square-foot office building at 580 North Mary Avenue in Sunnyvale.

The deal marks Apple’s first major reported real estate move in the area in 2026, following a busy 2025, when the company spent more than $1 billion expanding its footprint across the South Bay.

That push included the $166.9 million purchase of the three-building Cupertino Gateway complex, the $350 million acquisition of the two-building Mathilda Commons campus in Sunnyvale, and a $365 million deal for the neighboring four-building Mathilda Campus.

Apple later spent another $216 million on two buildings along Stevens Creek Boulevard in Cupertino, bringing its reported Bay Area expansion for 2025 to more than 1.5 million square feet of office and lab space.

Back to the company’s new lease, The Mercury News noted that the deal comes as office leasing activity across the South Bay is starting to pick up again, with vacancy rates improving from both the previous quarter and the same period last year:

The office vacancy rate in the South Bay was 14.1% in the second quarter of 2026, Colliers reported. Colliers defined the market area as Santa Clara County and Fremont.

That was an improvement from the 14.8% office vacancy rate during the October-through-December fourth quarter of 2025 and the 16.2% vacancy rate in the second quarter of 2025, Colliers reported.

In addition to Apple, the report noted that Amazon has agreed to lease 316,600 square feet of office space at 1000 Enterprise Way, also in Sunnyvale.
